The site is an area previously developed land. The former public house and existing barber’s shop covered the front section of the site. A large proportion of the rear of the site was used as a car park with a grassed area used as the pub’s garden. The site is currently cleared. To the north of the site are large commercial buildings and a yard associated with the Badminton Centre. To the east an estate agent which has a large grassed area to the rear which runs along the site boundary. To the west are the buildings and yard associated with the Kelly Bros. business. The site is 0.23 hectares in size and relatively flat. There are a mix of uses in the locality. The north side of Station Road around the site is generally more commercial in character. On Station Road there are businesses including a vet, a tattoo parlour, barbers, estate agents, café, garage, petrol station and printers. There are also residential properties in the area. The residential townscape of the area can be summarised as mainly narrow to medium frontage, two storey housing with a mix of late Victorian styles and later in a distorted grid of interconnecting streets. Juxtaposed to this is the commercial townscape, which consists of large warehouse units (see image below).
